London, UK, Sept. 01, 2026 (GLOBE NEWSWIRE) — Fantastic Services has announced that it has helped tenants move out of more than 250,000 London rental properties since launching its end of tenancy cleaning service in 2009, protecting over £500 million in deposits associated with those tenancies, based on average rental deposits over the period.

This milestone highlights the growing financial importance of end of tenancy cleaning in London, where high rents mean tenants can have several thousand pounds tied up in a deposit at the point of moving out.
Based on the company’s figures, Fantastic Services has supported an average of more than 14,700 London rental move-outs each year over the past 17 years. That equates to approximately 40 properties every day and more than £29.4 million in deposit value associated with those tenancies annually, or approximately £80,600 in deposit value every day since 2009.
The average deposit value associated with the company’s London end of tenancy cleaning work over this period is approximately £2,000 per property.
London Tenants Have More to Lose, With Around £2,700 at Stake
The announcement comes as London remains the UK’s most expensive rental market. Office for National Statistics data shows the average monthly private rent in London reached £2,317 in July 2026, following annual growth of 3.0%.
Under England’s tenancy rules, deposits are generally capped at five weeks’ rent for annual rents below £50,000. At that rent level, a typical London deposit would stand at approximately £2,673.
By comparison, the ONS puts the average monthly private rent across the UK at £1,393 for the same period, equivalent to a five-week deposit of around £1,607. This means renters in London may have roughly two-thirds more deposit exposure than tenants renting at the UK average.
Cleaning Remains One of the Most Preventable Deposit Risks
Fantastic Services says cleaning continues to be one of the clearest areas where tenants can reduce the risk of avoidable deposit deductions.
While landlords cannot charge automatic cleaning fees regardless of property condition, tenants are still expected to return a rental property clean and in the condition recorded at the start of the tenancy, allowing for fair wear and tear. Where a check-out report shows deterioration in cleanliness, cleaning costs can still form part of a proposed deposit deduction.
The company says ovens, extractor fans, carpets, bathroom grout, internal windows, skirting boards, cupboards, fridge-freezers, mattresses and built-in appliances remain among the areas most commonly reviewed during end-of-tenancy inspections, with limescale build-up in sinks, showers and toilets a particular risk.
“End of tenancy cleaning has become a financial safeguard for London renters,” said Rune Sovndahl, CEO of Fantastic Services. “Since 2009, our teams have helped tenants move out of more than 250,000 London rental properties, supporting tenants whose deposits represented more than £500 million in value. When a typical London renter may have well over £2,500 tied up at check-out, even small cleaning issues can have a real impact on household finances.”
Rental Market Pressure Keeps Deposit Recovery in Focus
Fantastic Services says that while there are signs of easing competition for homes in the rental market, there is still significant financial pressure on renters. Moving home in London can still involve a deposit, first month’s rent, removal costs, storage, cleaning, temporary accommodation, utility changes and time off work. For many households, the return of the previous deposit is essential to funding the next tenancy.
Recent tenant research has also highlighted the importance of understanding deposit rights. A widely reported 2025 survey found that many private renters were unaware they could challenge unfair deposit deductions, despite tenancy deposit schemes providing formal dispute resolution processes.
What Tenants Should Do Before Moving Out
Fantastic Services advises tenants to begin preparing for check-out at least one week before moving day.
Reviewing the original check-in inventory is the first step, noting cleaning standards recorded at the start of the tenancy, and checking whether carpets, upholstery, mattresses or appliances require specialist treatment.
End of tenancy cleaning cannot begin until all furniture and possessions have been removed from the property. Fantastic Services offers professional removals alongside its cleaning service, allowing tenants to book both on the same day and avoid the delays — and potential deposit risk — that can arise when moving out and cleaning are left uncoordinated.
Tenants should also empty cupboards, dispose of rubbish, defrost freezers where required, and ensure cleaners have access to hot water, electricity and every room.
The company also advises tenants to keep receipts, take dated photographs after cleaning and report maintenance issues separately from cleaning. This can help distinguish between dirt, damage, damp, fair wear and tear, and landlord repair responsibilities.
Professional Cleaning Supports Tenants and Landlords
Fantastic Services says professional end of tenancy cleaning can support both sides of the rental process. For tenants, it provides evidence that reasonable steps were taken to return the property in the expected condition. For landlords and letting agents, it can reduce avoidable check-out friction and support faster turnaround between tenancies.
The company’s end of tenancy cleaning service covers kitchens, bathrooms, bedrooms, living areas, internal windows, fixtures, fittings and detailed appliance cleaning, with optional carpet and upholstery cleaning available where required.
Methodology
Deposit figures are calculated from ONS average monthly private rent data for July 2026, applying England’s statutory five-week deposit cap for annual rents below £50,000. The calculation used is ((monthly rent × 12) ÷ 52) × 5.
The 250,000 properties and £500 million deposit figures are based on Fantastic Services’ completed London end of tenancy cleaning appointments since 2009 and average rental deposit levels over that period. The £500 million figure is an estimate of associated deposit value, not funds held or handled by the company.
